The Area Property Manager will work under the leadership of the Director of Operations and President & CEO as the bridge between owners and the company- managing all escalated aspects of assigned properties, including but not limited to tenant relations, leasing, inspecting assets, maintenance, budget, owner relations, and capital projects.
The Area Property Manager will be primarily responsible for meeting the Owner's and MiddleTown Property Group asset goals.
The Area Property Manager must meet and maintain the requirements of the Employee Handbook.
Leasing
Responsibilities:
-Work with the Leasing Managers, Property Owners, and CEO in creating and implementing Leasing Rent Rate Plans -Utilize Leasing department feedback to help hit Asset Leasing Goals -Coordinate with President & CEO, Leasing Manager, and Marketing Director on all Resident Retention Campaigns.
Assist in Implementing all Resident Retention plans.
-Maintain knowledge about properties and maintain updated leasing information about properties.
-Review all completed leases for assigned properties.
-Complies with Fair Housing Laws and Standards.
Property Management
Responsibilities:
-Oversee escalated renewals, maintenance, inspections, lease violations, and tenant issues as they arise.
-Document and maintain records of all Tenant and Vendor communication.
- Ensure maintenance issues are resolved in a prioritized and timely manner -Obtain bids and quotes from vendors to minimize cost while ensuring the best quality of work.
- Communication with the Collections department on all past due rent accounts and evictions.
-Verify and Apply damage charges to residential accounts and send out Final Account Statements.
-Complete weekly interior and exterior inspections of all units (vacant, occupied, and decommissioned as needed).
-Collaborate with other Area Property Managers to ensure unity in escalated asset management needs.
-Work with the President & CEO to prepare yearly Property or Capitol Expense budgets to present to owners -Manage Capital Expense projects in accordance with MiddleTown Property Group Policies.
-Inspect and follow up with vendors during Capital Expense projects to verify projects comply with scope, meet's MiddleTown Property Group and Property Owners Expectations, and stay on contract outlined time and costs.
-Obtain approval of maintenance and capital expense following MiddleTown Property Group Policy and Owner's Agreement.
-Work with the President & CEO to identify future Capital Projects for properties to extend the life of assets and maximize revenue potential.
- Review and verify Monthly General Ledger (GL) Reports.
-Build Monthly, Quarterly, and Annual Reports for Owners as needed.
-Oversee new property onboarding process, and verify new property setup is completed to MiddleTown Property Group Onboarding standard.
Qualifications:
Bachelor's Degree, preferably with a concentration in Business or Property Management.
Preference of 2-5 years of Property Management Experience with 300
Units.
Preference of 1 year of Leasing or Office experience.
Prior supervisory
Experience:
selection and hiring, team training and coaching, budget processing This job requires travel across the Northern Indiana area, Included but not limited to:
Rochester, Warsaw, LaGrange,Woodburn, Wabash, and Garrett Typical Physical Demand Ability to lift 20lbs.
Work in an office setting.
Ability to sit in front of a computer for an extended period of time.
Ability to be on your feet for an extended period of time.
Ability to use hand and arm for writing and/or typing.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
